Should active military rent or purchase?

Buying a Home:

  • Long-term investment: Buying a home can be seen as a long-term investment, as the property may appreciate over time, potentially resulting in financial gains when selling the property in the future.
  • Stability and control: Owning a home provides stability and control over the property, allowing the homeowner to customize and manage the property as desired, subject to local laws and regulations.
  • Housing allowance: Active duty members may receive a housing allowance, known as Basic Allowance for Housing (BAH), which can be used towards mortgage payments, potentially making home ownership more affordable.
  • Tax benefits: Homeowners may be eligible for tax benefits, such as mortgage interest deduction and property tax deduction, which can reduce their overall tax liability.
  • When it is time to PCS, you may sell and gain equity that can be used towards another purchase. If the real estate market is in a downturn, you have the option of renting the home until such time as the market changes.

Renting a Home:

  • Flexibility: Renting provides more flexibility compared to buying, as it allows the tenant to easily relocate or change housing options without the responsibilities and costs of property ownership.
  • Lower upfront costs: Renting typically requires lower upfront costs compared to buying a home, as there is no down payment or closing costs involved.
  • Maintenance and repairs: Renters are typically not responsible for major maintenance and repair costs, as those responsibilities fall on the landlord, which can save time and money.
  • Mobility: Active duty members may be required to move frequently due to deployments or station changes, and renting provides more flexibility to accommodate these changes.

It is your decision.

Ultimately, the decision to buy or rent a home as an active duty member should be based on factors such as financial readiness, stability, future plans, and personal preferences. It's important to carefully consider the pros and cons of each option, and potentially seek guidance from a financial advisor or real estate professional to make an informed decision.
